I see your address is in Fort Worth, do you offer the same level of service in Dallas and other areas?

 Actually most of our properties are in Dallas. Dallas Fort Worth  is a continuous marketing area. We have homes in Bedford, Benbrook, Burleson, Carrollton, Colleyville, Crowley, Dallas, Denton, Euless, Fort Worth, Ft. Worth, Frisco , Garland, Grapevine, Haltom City, Haslet, Hurst, Irving, Keller, Kennedale , Mansfield, McKinney, Mesquite, North Richland Hills, Richland Hills, Plano, Roanoke, Saginaw, Southlake, Trophy Club, Watauga, Westlake, White Settlement, Azel, Weatherford, Rockwall, Rowlett. This includes Tarrant County, Denton County, Dallas County, and Johnson County.

 

What type of experience do you have?  

We have been in the real estate investing and management business for over a decade. Our approach to maximizing investor profits with our unique flat rate fee offer investors the best in investment property services. Most of our investors hold multiple properties and have used our services for a number of years. New investors find the high level of service and personal touch both unique and insightful.

Can you detail fee structure for your management fees?

There are three types of fees an investor will experience. The first is a monthly reoccurring fee for management services. This fee is a flat rate of $89 a month. You might wonder why our fee is lower than most other management companies...we use current digital technologies to automate most of our functions. As an investor you will have a portal allowing you to preview your account and monitor activities. A tenant has a portal to request service and to pay rents due on-line. The second type of expenses are for needed repairs. We manage all repairs using our pre selected vendors. The third type of one time lease renewal fee of 20% when a tenant renews their lease. On vacancy, a fee equal to 1/2 months rent which includes marketing the property, taking photographs for marketing, placing the property on the web, and performing a comprehensive background check on any potential tenants.

What services are included in your flat rate fee?

Services include all aspects of property management...include tenant acquisition, maintenance repairs, rent collection, and property inspection. Our property managers actually live in the market we support and all functions are customized to comply with local rental codes and state laws. This comprehensive approach
is designed to help maximize your profits and by offering a professional level of service to your tenants, a high rate of rental renewal, and tools to allow you to monitor every aspect of your property.
